The company was set up by Yasmeen Shaikh in 2005 and became a limited company early in 2007. In the past Yasmeen has worked for top architectural practices, medium and large, in the City of London. She is equipped with a “Bachelor of Architecture” degree which she obtained in 2001 from a top university. 

After encountering a serious demand for residential planning drawings from the local people around her, she left her full time employment to establish Plan-B Architecture and provide freelance planning and design services.

Yasmeen has an extensive experience in householder and residential planning, drawing and design services in the UK. During her experience in the architectural industry, she has gained a depth of knowledge by working on numerous planning & building regulations drawings and applications both in and outside London. Having worked with a team of good designers in very busy practices in the past has equipped her with the knowledge and understanding needed to deliver excellent building practice and design.

  • Phase 2: Building Regulation Drawings ,Structural Calculation Report & Application

Depending on the project, Building Regulations are required once planning permission has been approved.Building Regulation drawings and structural calculation report are required to be prepared for this stage in accordance with the Building Regulation Act .This is to ensure that all buildings benefit from an appropriate minimum standard of health and safety in their construction and use. 

After the planning stage is over and the permission granted, a set of drawings is produced, showing details according to the Building Regulations set standards, primarily to ensure the safety and health for people in or around those buildings. These drawings may also cover areas like fire escape, energy conservation and access to and about buildings. 

At Plan B Architecture we can prepare and submit the building regulations drawings and structural calculation report upon your request. The amount of details required depends on the type of project and we will make sure that all the necessary details are provided. Once the plans have been submitted, we will deal with all the necessary correspondence with the regulatory bodies.

  • Phase 1: Planning Drawing, Design & Planning Application

Plan B Architecture specialises in residential design and planning application process.

We provide a full planning package which includes designing the space, preparing the CAD drawings, preparing and submitting the local authority planning application and tracking it till we get the final outcome.

If you plan to make changes to your house by maybe having an extension, loft conversion or any other type space modification done then we can help you.If you contact us regarding drawings and planning application then the process will involve the following 3 steps.

1) Free Initial Consultation
2) Design & Drawings
3) Planning Application Submission

1. Free Initial Consultation

We will have a no obligation meeting with you (usually at the site) to assess your design requirements and give you an idea of the costs involved. It is often best to do this as better advice can be given to you on the feasibility of your project and possibly discover any potential difficulties that may be experienced along the way. We may even suggest alternatives for your review.

Upon your request, we will then send you a formal written quotation detailing the work and the corresponding costs .At this stage we will also advise you of any extra third party expertise your project may require.

Possible third party reports and consultants:

  • Party Wall Surveyor
  • Structural Engineer
  • Traffic & Transportation Reports
  • Flood Reports

If you decide to proceed with your home improvement project we will produce your drawings ready for a planning application. Upon your request we can also submit them on your behalf to your council. We will monitor the application and liaise with the planning officer related to your application until outcome of the result.

2. Design & Drawings

After the job agreement, a full measured survey of your property will be carried out. We will then design the space according to your brief and prepare the proposed plans and related drawings. Usually we send the first draft of the drawings to the client before finalising it so that any minor changes can be incorporated in the drawing before issuing it to the Local Authority.

Our planning drawings are prepared according to the planning guidelines of the local authority and contain everything that may be required for a particular project to be successfully passed.

For most cases the drawings comprise of:
a. Existing and proposed floor plans
b. Existing and proposed elevations
c. Ordnance survey / site location plan
d. Sections as appropriate

3. Planning Application Submission

We then we prepare the planning application forms and submit them to the council on your behalf. We can also produce a “Design & Access Statement” if it is required for a particular project. We will track your application and liaise with the local authority planning officer till we get the result of the application. Any drawing amendments required by the council during the application process will be done free of charge.

Please note that Plan-B Architecture Ltd will act as the client’s agent on all applications unless agreed otherwise with the client. In certain cases we can offer an advisory service on filling in forms with the fee tailored to suit the client.

We undertake a property site assessment by looking into the history and context of the site and its surroundings. We research the local planning authority to establish what property uses have been proposed, accepted and refused in the past. We also examine the listed buildings register to ascertain whether buildings listed for their heritage value are affected by the planning proposal. Following the site and locality assessment, a site survey is carried out to gather all the dimensions and required information of the existing site. Usually within a week, all the existing architectural drawings are prepared. One of our consultants will discuss your ideas for the proposed scheme.

Once this is done, the proposed CAD drawings are prepared, and are forwarded to the client for approval. All the planning documents are prepared taking into account the adopted Local Development Plan, National Policies and the London Plan. Once everything is finalised and approved by the client, the application will be submitted to the local council for planning approval.

Yes – unless the extension comprises exempt Building work.

Yes – if the alterations are of a structural nature such as the removal of a load bearing construction – e.g. a wall partition, joist, beam, or chimney breast; or the creation of a wider opening. You also need approval if, in altering a house, work is necessary to maintain the means of escape in case of fire.

The Building Regulations are legal requirements designed to ensure the health and safety of building users. The first part of Building Regulations takes into account the Structural Safety of the building.

Any alteration to an existing building, such as a loft, or roof conversion or extension, or perhaps the design of a new structure may require structural calculations. Structural safety is extremely important to ensure:

  • The weight of the building from the walls, furniture and people in the building will be transmitted to the ground, so as not to cause instability to the building or other buildings.
  • Requires buildings to be built in a way ensuring no collapse will occur disproportionate to its cause.
  • Ground movement such as freezing of subsoil will not impair the stability of the building.

Once your design is finalized, it must be assessed by a structural engineer to make sure that the design is safe structurally. Our engineer can assess the design and tell you if any structural elements and calculations would be required. Our Structural Engineer can assist with the design of structural elements such as beams (RSJ’s), columns, suspended floors, retaining walls, or the roof and most importantly the foundations.
